Invest in the next generation of urban hotels

LyvInn is a hybrid hospitality brand that combines hotel rooms, co-working spaces, food & beverage, and community areas within one operational model, purpose-built for Europe’s startup cities. Our flagship in Frankfurt outperforms the local economy market by 35% – and we’re scaling to 14 hotels by 2029.

Why hybrid hospitality, why now

Europe’s hotel market is splitting in two. Traditional economy hotels – built around a single guest type and a single revenue line – are losing relevance with under-40 travelers who want flexibility, community, and connection. Meanwhile, urbanization, hybrid work, and a young, mobile audience are creating sustained demand for accommodation that flexes between a one-night stay, a workspace, and a meeting place.

LyvInn is built for that audience. We combine four revenue streams – rooms, co-working, food and beverage, and community space – within a single, efficiently designed building. The result is higher revenue per square meter, broader audience appeal, and a defensible position versus legacy economy and budget brands.

    The LyvInn concept

Built for partners, structured for returns

LyvInn works with both freehold and leasehold structures on long-term agreements, and is suitable for new construction as well as conversion of existing buildings. Our concept fits sites between roughly 3,500 and 10,000 sqm of gross floor area, in central or near-transport locations.

What we bring to a deal

    • A proven, branded concept with measureable outperformance
    • Centralized operations, distribution, and revenue management
    • Higher revenue per square meter than competing economy formats
    • Flexible room types that ease conversion of office, hotel, or mixed-use buildings
    • A digitized, low-overhead operating platform
    • A long-term operating partnership backed by experienced hospitality leadership

    We’re a fit for

    • Owners of underperforming hotel assets seeking a rebrand
    • Office-to-hotel and mixed-use conversions
    • New-build developments in central or near-transport locations
    • Long-leasehold partnerships with institutional owners

Proof of concept — LyvInn Frankfurt

LyvInn Frankfurt demonstrates how the concept performs in a competitive European hotel market. LyvInn opened its first hotel in May 2023, in Frankfurt’s Europaviertel near Messe – a full conversion of a former economy property.

After one full operating year, LyvInn Frankfurt is outperforming its peer set:

      • RGI of 135 in 2025 – outperforming the Frankfurt economy market by 35%
      • +27% average outperformance versus the Frankfurt economy market since January 2024
      • 8.2 Booking.com guest rating – in line with the established branded competitor next door
      • TrustYou rating in line with Hampton by Hilton, Motel One, and Premier Inn in the same vicinity

Frankfurt is the operational template for the rest of the LyvInn pipeline.
